LAFAYETTE, LOUISIANA
LAND DEVELOPMENT SERVICES
SOUTH LOUISIANA
Analysis and acquisition, entitlement and permitting, horizontal construction and cost — for owners, investors, funds, and developers working on Louisiana ground. Engaged for a fixed fee, with no participation in your deal or engaged as your development partner. Both doors are open, and they're separate on purpose. We tailor each option to your requirements within our land development services.

We guide your property through the approvals required for development through governing bodies. This includes evaluating zoning and future land use, assessing development feasibility, coordinating with public agencies and consultants, supporting rezoning or variance requests, and navigating permitting and regulatory approvals to position the property for development.
Our real estate land development financial analysis evaluates the economic viability of transforming raw land into shovel-ready or fully constructed property. Our models show the core financial metrics and health of a deal prior to avoid taking the wrong step.

Real Estate Financial Modeling
Site Acquisition & Analysis
We evaluate a property’s existing conditions and development potential. This includes reviewing access, topography, drainage, utilities, soils, wetlands, flood zones, environmental constraints, and infrastructure requirements to identify risks, estimate site-development needs, and determine how the property can best be developed.
Horizontal & Vertical Construction Cost Analysis
We determine what it takes to make land buildable—evaluating soils, drainage, utilities, access, grading, and infrastructure—and then we create a full breakdown. Backed by 82 commercial projects over eighteen years, our cost models use current subcontractor and vendor pricing, not published indexes or per-acre assumptions.
Physical Site Analysis

We determine what can be built—and what approvals are required to build it—by evaluating zoning, future land use, density, setbacks, access, parking, and regulatory constraints. We then coordinate with agencies and consultants to resolve obstacles and move the property toward development approval.
We coordinate civil engineers, design professionals, and municipal agencies to efficiently translate your vision into a practical, buildable design. As your single point of contact, we identify potential conflicts early, evaluate cost-saving alternatives, and help direct capital toward improvements that create the greatest value on the ground.

Permitting & Regulatory Approvals
We manage the permitting process from application through approval, coordinating with design professionals, engineers, contractors, municipalities, and regulatory agencies. Drawing on our land-development and construction experience, we identify requirements early, resolve potential obstacles, and keep approvals moving so your project can advance efficiently toward construction.

OUR DEDICATION
We buy land too. Here's the line, and it's absolute.
You should be asking it before you hire us: if we evaluate your tract and it's good, what stops us from wanting it? It's the fair question, and a firm that hasn't answered it in writing shouldn't be handling your diligence.
We don't pursue a tract we were engaged to evaluate.
Not during the engagement, and not after it ends. No option, no back-door offer through an affiliate, no approach to your seller. This goes in the engagement letter as a term you can enforce, not a promise in an email.
We tell you before we take the work if there's a conflict. If we're already under contract on the tract, already tracking it, or working for another party on it, you hear that on the first call and we decline. You are not the person who finds out later.
Your work product is yours. The report, the model, and the underlying data belong to you. We don't reuse your diligence on our own deal or another client's, and we don't market a tract we studied for you.
We're paid the same either way.
The fee is fixed before the work starts and doesn't change with the answer. A no-go conclusion pays exactly what a go conclusion pays — which is the only structure under which our recommendation is worth anything.
Where we hold the construction contract, it's bid and open book. If you engage Chase Group Construction for the work, that scope is bid against no fewer than two unaffiliated contractors on identical documents, and the job is run cost-plus or lump sum with a disclosed fee, a published schedule of values, and your right to audit at any time written into our opperating agreement.
The point
You're buying a straight answer. That only works if the answer costs us nothing.
Tell us about the tract.
If you're inside a due diligence period, say so and put the expiration date in the last field. Those go to the front of the line.
Or call 337-270-8510. If you're inside a due diligence period, call — don't fill out a form.
