LAFAYETTE, LOUISIANA

You hire a contractor to build it. You hire us to protect your side of it.
Before / after design, during construction, and after the keys. A licensed Louisiana commercial general contractor working for you instead of the other side of the contract as a construction advisor.
CONSTRUCTION ADVISORY - OWNER'S REPRESENTATION

You'll build one building.
Your contractor builds ten a year.
That gap is the entire problem, and it shows up in the numbers before it shows up anywhere else.
Two bids arrive at $4.2M and $3.9M. You take the cheaper one. Nobody told you the low bid excluded sitework, so it finishes at $4.4M — above the number you passed on.
Then the change orders start. Some are legitimate. Some exist because the drawings were incomplete when they went out to bid. Most owners can't tell the difference, so they pay for both.
“I've been the contractor on the other side of this table for eighteen years. I know exactly where the money hides, because I used to be the one holding it.”

Who hires a construction advisor
Physicians, dentists, veterinarians, and other business owners
Building a practice, clinic, or surgery center
Franchisees
Opening a first or second location
Church and school building committees
Volunteer boards signing contracts nobody on them has signed before
Out-of-state investors and 1031 buyers
Building in Louisiana without a local read on cost or drainage
Owners putting $1M–$10M into a facility they'll occupy
A project most of them will do once or twice in a career
If you build for a living, you don't need us. If you don't, this is the gap.

Most owners bring us in before design, because that's where the money is actually saved. But a project already under construction can still be corrected.
01 Feasibility & Budget Validation
Reality-check the program against the budget before design money is spent. Site assessment covering drainage, utilities, access, and flood exposure. An all-in project budget including the soft costs owners routinely forget.
02 Design Oversight
Constructability review — catching what would otherwise become a change order later. Value engineering against real cost data. Drawing completeness review before the set goes out to bid.
03 Bidding & Contract
Bid package preparation and general contractor prequalification. Bid leveling — putting every proposal on the same scope so the numbers are actually comparable. Contract review and negotiation: allowances, contingency, retainage, schedule terms, and change order procedure.
04 Construction Administration
Pay application review against actual work in place. Change order review — what's owed, what isn't, and why. Schedule monitoring, site observation, RFI and submittal oversight, and a written monthly report to you.
05 Closeout
Punch list management through completion. Lien waivers, as-builts, warranties, and O&M documentation. Final accounting and retainage release.
Five phases. You can enter at any of them.

The credential
Chase Group Construction is a licensed Louisiana commercial & residential general contractor. Eighteen years. 82 completed commercial projects, from 2,000 to 28,000 square feet.
Most owner's representatives are former project managers or architects. Very few have signed the contracts, carried the risk, and priced the work themselves — which is the difference between reading a pay application and knowing what's behind it.

Disclosure up front.
We own a general contracting company. So the fair question is which side we're on.
The answer is that we take owner's representation assignments only where Chase Group Construction is not a bidder. If your project is one we'd rather build, we'll tell you that at the first call and let you choose which role you want us in. You will never be advised by the same firm that's quietly hoping to win the work.
Send us the project.
Drawings, a budget, a contract, or just a description of what you're trying to build. We'll tell you quickly whether it's worth an engagement — and if it isn't, we'll say so.
