Land Acquisition · Entitlement · COST MODELING · FEASIBILITY

We find the ground,
price the build,
and
close the deal.

Land acquisition, entitlement, and feasibility across Louisiana — backed by a licensed commercial general contractor and a licensed commercial broker under one roof.

Louisiana is our market. We'll travel the Gulf Coast for the right project.

LAND DEVELOPMENT

the approach

Most land trades for what it is.
We trade it for what it could be.

A raw tract has one price. The same tract — surveyed, drained, zoned for its highest use, with utilities confirmed and a site plan that works — is a different asset entirely.

The distance between those two numbers is where we work. We identify the use a piece of ground is actually suited for, control the site, run the entitlement, and deliver it ready for the end user. Sometimes we sell it. Sometimes we build on it. Sometimes we partner with the group that will.

What we don't do is guess. Every tract we take on gets a real cost model behind it before anyone commits — because we build for a living, and we know what the dirt costs.

Most developers assemble this from three firms and hope the seams hold. Ours is one phone call.

01

We price the build before you commit.

Construction budgets come from a licensed Louisiana commercial design-build general contractor who has completed 82 projects — not from an allowance in a spreadsheet.

  • Founded Chase Land Development on the belief that builders underwrite land best

  • Worked every side of the deal as contractor, broker, and developer over 18 years

  • Took 82 commercial projects across Louisiana from raw ground to vertical construction

We know what the dirt will cost.

Drainage, fill, access, utility extensions, flood zones. The site work that quietly kills deals is the work we've done for eighteen years.

03

We can sell or lease the finished asset.

A licensed Louisiana commercial broker sits inside the same company, so disposition isn't an afterthought handed to a stranger. Bring your own broker — we work with them, pay them, and don't compete for your relationship.

Three ways in.

Landowners

YOU OWN IT - FIND OUT WHAT IT'S WORTH
You have acreage and a rough idea of its value. That idea is almost always based on what land like yours has sold for, not on what yours could support.

We'll tell you what your tract can actually be used for, what it would take to get there, and what it would be worth once it is. If it makes sense to move we can structure it so you aren't selling raw dirt at a raw-dirt price.

Tell us where it is and how many acres.

Investors & Capital Partners

SPONSORED LAND AND DEVELOPMENT OPPORTUNITIES
We source, control, and entitle sites in Louisiana, then bring in capital on the ones worth developing.

You get a sponsor who has actually built the buildings, holds the brokerage license, and has a cost model behind every assumption, not a promoter with a rendering. We sit in planning commission meetings often with the civil engineer to overcome obstacles to gain approvals cited by our thourough due diligence.

Tenants / Users & Brokers

YOU NEED A SITE - WE DELIVER IT
Whether it's a 4,000-square-foot facility or 100 acres of industrial ground, the hard part is rarely the building. It's finding land with the right zoning, power, drainage, and access, and controlling it before someone else does.

We handle site selection, control, entitlement, and delivery. And if you want us to build it, we can do that too while we coordinate with your broker, if established.

Send us your requirement.

Chase Land Development is led by Chase Landry, a licensed Louisiana commercial general contractor and licensed Louisiana real estate broker. Eighteen years and 82 completed commercial / industrial / retail / warehouse projects, from 2,000 to 28,000 square feet, sit behind every cost assumption we underwrite.

We develop as principal and place construction with the contractor best suited to the project — our own crews on smaller work, regional civil and general contractors at scale. Eighteen years on the contractor's side of the table means we know what a bid should contain, where change orders hide, and which schedules are real.

Deliveries of projects & studies.

The people who price it are the people who build or advise it.

Chase Group Construction is our construction arm — general contractor on some projects, construction advisory on others.  Eighteen years of site selection, pre-construction feasibility, commercial design-build, site work, and tenant construction across Louisiana gives us valuable experience to execute.

Most developers wait weeks on a contractor's bid to learn what a site actually costs. We start with the contractor, so we price in days.

On investor deals, construction goes out to competitive bid — our own company included, and only if it wins on price. If it wins, the contract is open-book and subject to third-party audit at any partner's request: subcontractor bids, invoices, margin. That isn't a courtesy. It's written into the operating agreement because the most important metric is trust and the IRR for the team.

Scale and location often favor someone else. Regional civil contractors and outside GCs arrive with crews already mobilized nearby and pricing we can't match alone — so we bring them in. The decision is made on what delivers the deal's target return, not on who holds the contract.
